While they
can empathize with your need for more driveway, they can't support a proposal to pave a
driveway closer than two feet from the property line, even though you have a shared
driveway on the north side of your property. On the other hand, if you can maintain a 2-
foot setback you can use the Administrative Deviation process (application attached)
instead of seeking a variance.
I've attached an alternative plan that may meet your needs and actually simplify the
process of getting something approved; the plan is a little hard to read because it's
drawn on an aerial photograph, but I'll summarize the main points below (use the attached
plan as an illustration only because you may have some better ideas that accomplish the
same goals):
* The portion of the driveway that's in the Hamline Avenue right-of-way is in the same
location as you've proposed except for a 2-foot jog to the north as it approaches your
front property line.
* The southern edge of the driveway is 2 feet from the southern property line.
* You can still get a sufficient turnaround without running into the pine trees.
Please review the attached plan and let me know if you have any questions about it. It'll
be a good thing all around if we can use the Administrative Deviation instead of the
variance.
Bryan Lloyd
Associate City Planner
City of Roseville
651-792-7073
bryan.11oyd@ci.roseville.mn.us
1
