` <br />� <br />REQUEST FOR VARIANCE BOARD ACTION <br />DATE: 11 /5/2008 <br />ITEM NO: 4a <br />Approval: Agenda Section: <br />_ PUBLIC HEARINGS <br />Item Description: Request by David Redish, 1990 Dellwood Avenue, for variances to <br />§1004 (Residence Districts) of the City Code to allow the construction <br />of a residential addition that would encroach further into the required front <br />yard setback and increase the excess impervious coverage (PFO8-042) <br />1.O REQUESTED ACTION <br />1.1 Mr. Redish seeks a vAxtAtvcE to § 1004 (Residence Districts) of the City Code to allow <br />the construction of a sunroom which would encroach 11 feet farther into the required <br />setback from a front property line. <br />1.2 A vARtANCE is also being sought to the impervious coverage limit established in the same <br />section of the code since the proposed sunroom would increase the excess impervious <br />coverage by an additional 154 square feet. <br />Project Review History <br />• Application submitted: October 3, 2008; Determined complete: October 14, 2008 <br />� Sixty-day review deadline: December 5, 2008 <br />• Project report recommendation: November 5, 2008 <br />• Anticipated Variance Board action: November 5, 2008 <br />Z.O SUMMARY OF RECOMMENDATION <br />The Planning Division recommends approval of the requested vAR�AtvCES to § 1004 of the <br />City Code; see Section 5 of this report for further information and Section 6 of this report <br />for the detailed recommendation. <br />3.O SUGGESTED ACTION <br />Adopt Variance Board Resolution 84 approving vAR�AtvCES to § 1004 of the City Code; <br />see Section 7 below for details. <br />4.O BACKGROUND <br />4.1 Mr. Redish owns the residential property at 1990 Dellwood Avenue. The property has a <br />Comprehensive Plan designation of Low-Density Residential (LR) and a zoning <br />classification of Single-Family Residence District (R-1). <br />4.2 This property received a variance in 1981, under different ownership, to accommodate <br />what is now the indoor pool addition.
