6.0 STAFF RECOMMENDATION <br />6.1 Based on the comments and findings outlined in Section 5 of this report, the Planning <br />Division recommends approval of vax�AtvCES to the front yard setback requirement <br />established in § 1004.016 (Residential Setbacks) and the impervious coverage limit <br />established in § 1004.01(A)6 (Maximum Total Surface Area) of the City Code to allow <br />the proposed sunroom at 1990 Dellwood Avenue, with the following conditions: <br />a. The proposed addition shall be consistent in size and location with the site plan <br />included with this staff report as Attachment E and shall not be closer than 13 feet <br />from the front property line; <br />b. The applicant shall continue to work with Community Development staff to mask <br />the appearance of the upper level-addition on the split-level home through <br />utilization of structural materials a well as landscaping; <br />The impervious coverage on the property shall not exceed 43.25% of the overall <br />lot area; <br />d. Storm water runoff shall be limited to the level consistent with 30% impervious <br />coverage; depending on the soils and slopes on the property, such reduction could <br />be accomplished by directing rain gutters toward the interior of the lot, installing <br />and maintaining a"rain garden" filtration basin, or some combination of these or <br />other measures as approved by the City Engineer. Building permits shall not be <br />issued until the City Engineer has approved the storm water mitigation plans; and <br />e. The variance shall expire 6 months of the approval date if a building permit is not <br />issued, pursuant to § 1013.03 of the City Code. <br />7.0 SUGGESTED ACTION <br />ADOPT VARIANCE BOARD RESOLUTION 84 approving VARIANCES to Section 1004 of the <br />City Code that would allow the construction of the proposed sunroom, based on the <br />comments and findings of Section 5 and the conditions of Section 6 of the project report <br />dated November 5, 2008. <br />g.O NEXT STEPS <br />8.1 The decision of the Variance Board is final unless an appeal is filed.
