So long as the DEVELOPER maintains its <br />� 6o use of the property as contemplated in this agreement, the off-street parking areas <br />� 6 � constructed in accordance with the approved site development plan shall be <br />� 62 satisfactory to the CITY. <br />��3 9.6 On-Street Parking: The DEVELOPER shall minimize on-street parking associated <br />��� with periodic staff training seminars; this may be accomplished by such means as <br />i os encouraging ride-sharing among visitors to the site and/or maintaining informal, <br />166 cooperative relationships with nearby property owners with parking areas that can <br />i s� absorb overflow parking during typical office hours. <br />� 6� 9.7 Signage: The location, height, and area of building and freestanding signage shall <br />�oy be consistent with an approved Master Sign Plan. <br />� �0 9.8 Pedestrian Walkways: CITY policy requires the installation of pedestrian <br />� � � pathways (sidewalks), no less than six feet in width, connecting public rights-of= <br />»2 way with commercial development. The DEVELOPER shall install a pedestrian <br />173 pathway (concrete sidewalk) connection to the existing sidewalk in the Centennial <br />� �a Drive right-of-way in accordance with city standards. <br />� �5 9.9 Landscape Letter of Credit: Before the issuance of a building, grading, or <br />� �6 excavation permit by the CITY, the DEVELOPER shall have posted with the <br />� �� CITY a landscape letter of credit or other security acceptable to the CITY in an <br />� �� amount equal to 150% of the cost of all site landscaping and site restoration, and <br />179 in accordance with Section 1010.14E of the City Code. The Community <br />�8o Development Director, following completion of plans and after the passage of two <br />�s� growing seasons, shall determine the specific amount of this letter of credit or <br />i :�? other security. <br />1 �33 <br />i�a <br />185 <br />i�o <br />1 £37 <br />��� <br />9.10 Building Materials: For additions to existing structures, exterior building <br />materials shall be complementary to, and generally in keeping with, the existing <br />structure; the materials proposed in the building elevations (Exhibit G) comply <br />with this requirement. Exterior building materials for future construction or <br />redevelopment shall be reviewed and approved by the Community Development <br />Director prior to issuance of any building permits. <br />�s9 9.11 Mechanical Equipment: HVAC must be fully screened from view of adjacent <br />� 90 properties. <br />191 9.12 Trash Handling: Trash handling equipment shall be housed within the principal <br />� 92 structure or in a roofed structure that is detached or attached to the principal <br />� s3 structure, in accordance with Section 1010.11 of the City Code. Access to trash <br />� 9� handling equipment shall be situated such that service vehicles are not required to <br />� 9s back onto streets. <br />�9� 9.13 Lighting: Parking lot and building facade lights shall be downcast, cutofFtype, <br />�9� concealing the light source from view and preventing glare (Exhibit E).
