Presbyterian Homes and Services
Meeting with
Hamline Shopping Center Tenants
May 28, 2008
6:30 p.m.
In attendance: 4 tenants in attendance: Aurelia's Pizza (2), Three Stars Sportscards, 1
from Rosevi(le Dental, 4 PHS staff and PHS's architect
Valerie Alt, owner representative for Presbyterian Homes and Servrces, introduced
herself and Roland Swenson, JSSH Architects. Val shared the history and growth of
Presbyterian Homes over the past 6, or so, years and the need to add on to our current
Hamline Office Building to accommodate additional staff. Val shared a site plan of
current conditions of the Hamline ffice Building and then turned the meeting over to
Roland Swenson.
Roland described the site plans in some depth and talked about additional green space
around the Hamline Building and the removal of the current Hamline Shopping Sign.
He also let tenants know that we will be working with city staff for new signage that
comply with city codes and will have more information available later. We also reviewed
possible sirnple improvements to the Hamline Shopping Center such as painting the
front of the building, possibly changing the signs on the front to be more uniform, roof
repairs and minimal parking lot impravements. We did let them know that anything to
do with the Hamline Shopping Cenier is not part of this development, but would be done
separately and as part of the budget we already have in place.
During the presentation the tenants were encouraged to share their thoughts and
concerns about the plans and to ask any questions they would like. All their concerns
and questions were regarding what, if anything, is happening to the Hamline Shopping
Center. The Hamline Shopping Center is not pat of this development project, so any
improvements or other general upkeep of the Hamline Office Building will be considered
separately under our planned budget.
Tenants seemed very positive about the project. Aurelio's Pizza, especially, were not
concerned about blocked views from Hamline Avenue because they have a good
customer base that knows where they are. Also, Aurelio's was excited because when
PHS has meetings or events at their offices, Aurelio's gets more customers or food is
ordered for pick-up from their restaurant.
The rneeting ended at approximately 7:03 p.m.
Recorded by: Valerie Alt, Presbyterian Homes
