�39 9A RECONIMENDATION <br />� 90 9.1 Based on the comments and findings outlined in Sections 4-5 of this report, Planning <br />� 9� Division staff concurs with the recommendation of the Planning Commission to support <br />� 92 the requested REZOtv[1vG of the parcels at 1126 Sandhurst Drive and 2167 Lexington <br />��3 Avenue to PUD from R-1 and B-3, respectively. <br />� 9a 9.2 Based on the comments and findings outlined in Sections 4-8 of this report, the Planning <br />195 Division concurs with the recommendation of the Planning Commission to approve the <br />196 request for an GENERAL CONCEPT PLANNED UNIT DEVELOPMENT to allow the proposed <br />197 redevelopment, subject to the following conditions: <br />� yr� a. the applicant shall continue to work with staff to determine the appropriate <br />199 location with respect to traffic safety of the southeastern corner of the proposed <br />20o building; <br />20� b. <br />2oz <br />203 C. <br />204 <br />2os d. <br />collection of refuse and recyclables from a detached enclosure shall not occur <br />prior to 7:00 a.m.; <br />the applicant shall continue to work with staff to determine how best to screen <br />Sandhurst Drive from parking lot activity; <br />the applicant shall provide bicycle parking facilities; and <br />206 e. the applicant shall enhance pedestrian circulation around the traffic light pole in <br />20� the public right-of-way beyond the southeast corner of the development site. <br />20�3 lO.O SUGGESTED ACTION <br />203 10.1 By motion, support the requested [tEZOV�1vG of the parcels at 1 126 Sandhurst Drive <br />2�o and 2167 Lexington Avenue to PUD from R-1 and B-3, respectively, as discussed in <br />21 i Sections 4-5 of the project report dated March 23, 2009.
