--. <br />^ 1�,� <br />`/� <br />October 16, 2008 <br />Dear Mr. and Mrs. Petersen, <br />Your neighbors at 2599 & 2613 Herschel Street and 2598, 2604 & 2612 Wheeler Street will <br />receive a copy of the letter below notifying them of your plans far a garage addition which will <br />create excess impervious coverage on your lot, and inviting them to participate in the public <br />process of commenting on your proposal. ln case you haven't already spoken with these <br />neighbors about your plans, we encourage applicants to do so. If we receive letters, phone calls, <br />or emails from each of these households in support of your proposal, the required 10-day appeal <br />period following the decision of the Community Development Director will be eliminated; if the <br />Administrative Deviation is approved, the building inspector may then issue the necessary permit <br />as soon as it has been approved. You are encouraged to attend the hearing, but it is not required. <br />You are invited to attend and participate in an Administrative Deviation hearing on Thursda,y, <br />October 23, 2008 at 3:00 p.m. in the Roseville City Hall Hawthorne Room — in the lower level, <br />adjacent to the Engineering Department. <br />^ <br />Bruce and Kristin Petersen, 2605 Herschel Street, seek approval of a 708-square-foot deviation <br />from the maximum allowed impervious coverage (i.e., "hard surface") on a residential property <br />to accommodate a 308 square-foot garage addition. The existing hard surfaces on the property <br />exceed the allowable limit by about 400 square feet; because these improvements were made <br />before the limit was established, however, they are considered legal, non-conforming. Now that <br />more impervious coverage is being proposed in the form of a garage expansion, special review <br />and approval is required — and all of the excess hard surface on the property can become <br />conforming with the zoning requirements if the Administrative Deviation request is approved. <br />The Administrative Deviation process allows nearby property owners to comment on the <br />proposal in writing and/or at the meeting.
