Cent Ventures LLC <br />To: PatTrudgeon <br />From: Tom Noble <br />Subject: Old Dominion I.U.P. <br />Pat, I have had a chance to review the DRC staff report and would like to offer the following comments <br />in advance of tomorrow's planning commission meeting. <br />1) The next development cycle will most likely not begin for the next 24-36 months based on the <br />severity of the current global financial crisis. It could take longer depending on local market <br />conditions and space absorption. Simply stated, we are not certain of any development start <br />date within the next 2-5 years. We, therefore, request an IUP with a term of 5 years instead of 2. <br />(Section 7.1 b.) <br />2) We will need to pave over the former building foot print to allow for MTC to build their <br />temporary bus access/turnaround until Mount Ridge Road is completed. <br />3) Because we are not adding any impervious surface to the site, we would request that any storm <br />water management requirement be postponed until site development occurs.
