So it's only the <br />westernmost 5 or 6 feet of the proposed garage addition, which extends beyond the existing <br />house, that allows us to review the reduction in the front setback. I've attached a PDF <br />illustrating the scope of what Mr. Bell could do with just a building permit (i.e., without <br />special zoning approvals -- even forgetting about the apparently conflicting setback <br />requirements mentioned earlier) and the scope of what we'll be reviewing at Thursday's <br />meeting. While 3' is not much room for him to move mowers, etc. around the <br />north side of his house, I'm not overly concerned as long as drainage issues are properly <br />taken care of. His property is several feet higher than mine, and the reduced distance <br />between our homes could cause stormwater related problems if not handled correctly. <br />2) Your letter did not refer to any deviation from the required setback from the street. I <br />am more concerned about this situation. From what I understand, the homes on this block are <br />set back further than then standard 30'. I think that all the homes are around 34-35' from <br />the front property line. I thought this meant that the new home additions should not be any <br />closer to the street than the average setback of the two adjacent neighbors. The drawing I <br />was sent shows a setback of 27 feet, which I think is a deviation of approximately 7 feet <br />toward the street (if 34' is the average setback). This was not mentioned in your letter, so <br />I'm wondering if the information I have is correct.
