Albrecht, 2200 Doswell Street, <br />St. Peul , MP; <br />LOCATION: South of County Road C, Wesierly of <br />Namline (see sketch) <br />ACTION REQUESTED: Rezoning from R-1 to I-1 and Soecial <br />Use Permit for a Contractor's Yard <br />PLANNING CONSIDERATIONS: <br />1. 'ihe property i�� question was occupied for many years by the "Century <br />Fence Company" who used the property for the storage of fencing <br />supplies and equipment and fabrication of fencing materials. The <br />prcaerty is enclosed with a chain lir�k fence. <br />You will note from the Zoning pattern indicated on the map at the <br />left that the northerly portion of the land as well as that contiguous <br />to the west and the east is zoned industrial. The southerly portion, <br />however, is zoned residential and the Century Fence people occupied <br />the southerly portion as a"non-conforming use". From an aesthetic . <br />standpoint, it can be said that the Cen±ury Fence operation was a <br />constant problem in as much as there was little attempt to keep the <br />southerl�� portion of the property in an orderly fashion. All of <br />this has now been cleaned up by Mr. Albrecht, who proposed to purchase <br />the property and operate his "Landscape-Construction" business from <br />this site. <br />3. Mr. Albrecht operates "ALBRECHT LA��DSCAPE", located at 1523 Cano Avenue, <br />St. Paul, Minnesota. According to Mr. Albrecht, he specializes in the <br />design, construction, and r�aintenance of Torro Automatic Lawn Spri���ler <br />Systems. He has prepared a very general site plan indicating the propnsed <br />use of the land wherein approximately the southerly 116 feet of the <br />property would be used for"r.ursery stock holding". One hundred feet <br />north of that (up to the existing zoning line) would be occupied by <br />a proposed 40 foot by 60 foot building and employee parking. The <br />westerly 15 feet of the property contiguous to the single family home <br />is proposed to be landscaped to function as a screen to the contiguous <br />single family residence. We suggest that this proposed screening be <br />continued on the south line of the property as well, so as to screen <br />the property from the R-3 land imnediately contiguous along the south <br />line (see sketch). <br />4. hir. Albrecht indicates that he has reviewed his proposal with the <br />contiguous single family homeowner, who we understand, endorses his <br />concept and his cleaning up of the property from its former condition. <br />
