Pallets shall be stacked a maximum of two high or approximately six feet. <br />Loading and unloading requires the use of a bobcat or forklift and shall occur only during <br />hours specified above. <br />All outdoor storage materials shall be placed within the fenced area shown on the site <br />plan. No further expansion of the storage area shail be permitted. <br />Along the south property line, a strip of spruce and pine trees and deciduous shrubs <br />approximately 15 feet vv�de shall be maintained. By September 30, 1996, spruce and pine <br />trces with a mmimum height of six feet shall be infill planted aad maintained as indicated <br />on the 3/13/96 drawing labeled "Landscape Buffer Additional Planting Detail". An 8 foot, 80% opaque (wood or <br />similar) fence shall be pla�ced on top of the berm. <br />The applicant shall work with City Planning staff to make improvements to the buffer <br />zone and screen fence �� vhth the Master Buffer Plan prepared by the City <br />landscape architect. <br />All extenor security and parking lighting shall meet the City Design Standards for <br />placement, intensity of light, and downcast lighting. <br />The applicant shall comply with the City Design Standards within the front (north) <br />parking areas for customer and huck and trailer parking by paving, landscaping, and <br />curbing as required by September 30, 1996. <br />Prior to review and approval of the conditional use permit and extended exterior storage <br />area, the applicant shall po�t the necessary landscape bond (as required by the design <br />standards), and shall prov�de evidence of an easement or other permission to plant <br />evergreen hedge materials north of the north property line as shown on the landscape <br />plan. <br />1 S.
