The Planning Commi�sion, at the July 10,1996 meeting, unanimousty recommcnded <br />approvAl of a Resolution for a conditional usepe t with conditions as per the staff <br />report, and adding the following: "U-Haul" garking hall mean commercial rental vehicle <br />pazkmg with velucles weighing under 26,000 lbs. gross vehicle weight and 26 feet or less <br />in box size, and add to #13 that the 40 ft. buffer shall be bermed adjacent to the north <br />setback line, and add condition #20 which shall state that the applicant shall comply <br />with the sign ordinance regarding the "U-Haul" operation, and stdd #21, the applicant <br />shall apply for a grading permit when const�ucting ihe 3 ft. or higher berm. <br />Previously, Mr. Wicklund indicated that he had not had enough time to review the prototype <br />screening recommended in the buffer zone study and would not be ready to respond until the <br />August 26, 1996 public hearing before the City Council. <br />i C� ��� �� �� ��� <br />Scott Wicklund, representing NIIDC, is proposing to establish (by conditional use permit) a truck <br />rental operation and expand the exishug outdoor storage area so that parking and outdoor storage <br />area encompass 77% of the parcel surface at 1450 County Road C; 23% is retained asgree n <br />space. The approval of a vanance for outside storage is consistent with the approval of a similaz <br />variance on the adjacent property previously occupied b� A-Plus Industries. The pmperty is <br />zoned I-1 Light Industrial. Based on the compliance vtinth all design standards, staff <br />recommends approval of a resolution approving a conditional use permit for MIDC located at <br />1450 County Road C, subject to the condihons (as amended by the Plamm�g Commission) <br />attached to the conditional use pemut. <br />�� i � i : y� i i <br />Motion to adopt a resolution approving Scott Wicklund's request for a conditional use permit to <br />operate a Truck and Trailer rental busmess and a variance to the wning code for outside storage <br />at 1450 W. County Rd. C with the following conditions: <br />1. Truck and trailer rental and landscape business shall be conducted only between 7:00 <br />a.m. and 7:00 p.m. Monday through Friday and 8:00 a.m. and 1:00 p.m. on Saturday. <br />2. Rental vehicles and trailers shall be parked in an orderly manner in two designated areas, <br />as indicated on the attached site plan. These spaces are indicated near the northwest <br />comer of the building . Vehicles returned after hours may, from time to time, be parked <br />outside of designated areas but shall be moved to designated areas at the resumption of <br />business hours. <br />3. Normal rental vehicle inventory shall be limited to 10 total vehicles, six trucks and four <br />trailers. The size of trucks or trailers shall be a maximutn box length of 26 feet or less and <br />a gross weight of no more than 26,000 lbs. gross vehicle weight. <br />4. No major repairs or maintenance of rental vehicles shall be done on site, nor shall <br />inoperative vehicles be stored on site. <br />5. Seven parking spaces for customer parking shall be maintained on the north side of the <br />building. These spaces shall not be used for rental vehicle parking. Employee parking <br />shall be south and west af the building <br />6. Materials for outdoor storage shall be limited to those specificaUy mentioned in the <br />application. Equipment used for loading or unloading of said materials shall be operated <br />only between 7:00 a.m. and 7:00 p.m. Monday through Friday and 8:00 a.m. and 1:00 <br />p.m. on Saturday. <br />
