• <br />PF10-019 <br />• <br />Here's a pretty straight-forward proposal to turn one large lot into 3 parcels that meet or exceed <br />all of our minimum size requirements. The applicant proposes to demo part of an old addition to <br />meet the side yard setback requirements. It appears that the impervious coverage of the middle <br />parcel would be about 31.5% under the current arrangement so they'd need to either eighty-six an <br />additional 200 sq. ft. of impervious surface or make the parcel about 5 feet wider (and, <br />consequently, make the southern parcel 5 feet narrower). <br />Aside from getting the 6-foot drainage/utility easements along the side and read property lines, <br />do you see any other potential issues? <br />We should get a registered survey of the property in order to address potential issues: <br />- Is there S&W available to the new properties. <br />- Does the existing S&W (or elect) cross over onto what will be the new lots? <br />- Other easments/elements might turn up on a survey that need to be addressed. <br />We'll need to review a floorplan of the existing structure to so we can make sure they can remove <br />the building portion the've identified (could be making bedrooms smaller than allowed by code, <br />etc). <br />Don <br />I checked for sanitary and water services. The south 2 lots have sewer and water services to the <br />property line. The potential north lot has sewer and water mains in the south blvd. of 36 service drive. <br />Dean <br />As this will only be a certificate of survey and not a plat, I imagine that there will need to be <br />legal descriptions for each easement filed against each lot.
