� <br />Bryan Lloyd <br />From: Bryan Lloyd <br />Sent: Thursday, September 09, 2010 10:53 AM <br />To: 'Dick Schadegg' <br />Subject: Adult daycare comments <br />� <br />As I mentioned in the voicemail I left at your office, Dick, I'll begin this email with the <br />comments from the Building Official pertaining to structural considerations you'l1 want to be <br />aware of as you move forward (if you aren't aware of them already). <br />- Occupancy Classification change to either 'E' or 'I-4'. <br />1. Possible 'Allowable Area' problems - might not be allowed in this building. Their <br />architect should submit verification that it wil comply with the building code. <br />2. Rated separation walls will likely be required. This will require alteration work to <br />walls in adjoining tenant spaces. They should verify bldg owner is aware and on board with <br />this. <br />3. Due to the occupancy change: upgrades to new code provisions could be required to <br />various elements (such as accessibility). <br />The Building Official also pointed out that you're likely to incur additional, potentially <br />expensive SAC charges from Met Council and that you should verify that the sewer and water <br />services are capable of handling the heavier loads - particularly given that your proposal <br />includes a commercial kitchen. <br />As for issues related to the PUD amendment, the traffic circulation/parking is the biggest <br />concern. We'll want to know how many people will be receiving the daycare services and <br />how/where you anticipate they'd be dropped off and picked up. It seems likely that the <br />drivers would park for a short period of time in the morning and afternoon while they help <br />the elderly adult move between the building and the vehicle, so we'll need to consider the <br />parking or stacking needs of the clients in addition to those of the employees. <br />Again, please let me know if you continue to have questions about the application.
