Possible'Allowable Area' problems - might not be allowed in this building. Their architect should submit
verification that it wil comply with the building code.
2. Rated separation walls will likely be required. This will require alteration work to walls in adjoining tenant
spaces. They should verify bldg owner is aware and on board with this.
3. Due to the occupancy change: upgrades to new code provisions could be required to various elements
(such as accessibility).
4. Will they be utilizing outside areas for exersize?
- Likely need to provide for stacking space for cars when family comes to deliver/pick the elderly up at the
beginning and end of the day.
- Additional SAC charges likely - they should be aware of this - potentially expensive.
- Are the water/sewer services capable of handling the extra loads? They should verify this.
- Will meals be cooked on-site or off-site?
From: Bryan Lloyd
Posted: Tuesday, September 07, 2010 1:10 PM
Subject: Adult daycare at Centre Pointe - Initial Review
PF 10-027
We don't yet have an application for this one, but I'm assured that it's coming. The owner of the
southern/western building in the NW quadrant of the intersection of Cleveland Ave/Centre Pointe Drive wants
to introduce an adult daycare into the mix, which requires zoning change d.b.a. an amendment of the Centre
Pointe PUDE. The proposed daycare use is geared toward providing activities and meals to up to 100 adults - 1
gather that it would be just like conventional, child daycare, but for elderly men and women.
We zoning wonks are still trying to figure out whether/how to support a daycare use in a PUD (i.e., a custom-
made zoning district) that was intended for more "productive" commercial uses, but what potential issues do
you see? What information would you need to be addressed in the application when it comes in?
