In reviewing <br />the proposal as applied to just the building at 2890-2900 Centre Pointe Drive, the <br />building would remain more than 50% office uses and, at about 11,000 square feet, the <br />proposed facility would be about 3% of the existing office development or about 1.5% of <br />the potential development at full build-out. <br />5.5 Parking on the property is generally agreed to be inadequate even though the site was <br />developed as approved by the PUD. Nevertheless, the number of parking spaces required <br />for daycare uses is roughly half of the requirement for office uses, so even if the proposed <br />daycare doesn't naturally help to relieve the current parking pressure, the daycare use <br />should not be saddled with that burden through parking-related conditions of approval. <br />6.O STAFF RECOMMENDATION <br />Based on the comments and findings in Section 5 of this report, Planning Division staff <br />recommends approval of a PUD AtvtENDtvtENT to allow a daycare facility at 2890-2920 <br />Centre Pointe Drive, subject to the following conditions: <br />a. The daycare facility shall not exceed 11,000 square feet; and <br />b.
