All Si�nalized Intersections <br />• Optimize signal timing <br />10.3 An improved Iona Lane was not included in the Twin Lakes Redevelopment area master <br />plan. The SRF traffic study did analyze the use of this roadway and its associated <br />impacts, concluding that full access from Iona Lane to Cleveland Avenue does not meet <br />access spacing guidelines. Therefore, in order to achieveoptimal system design, Iona <br />Lane shall not be considered with the McGough Development proposal. <br />10.4 The design of the internal corporate campus roadway network and parking fieldshall be <br />modified to account for an improved Mount Ridge Road, Twin Lakes Parkway, and Prior <br />Avenue adjacent the redevelopment parcel. <br />10.5 A greater office/laboratory building setback from the park (rear property line) should be <br />explored in the final design as well as additional buffering adjacent to the Park property <br />line. <br />10.6 The storm water management plan must meet the goals and strategies of the City's <br />CSWMP, and will be reviewed and approved by the City Engineer and the Rice Creek <br />Watershed (including necessary permit). The final design and placement of storm water <br />infrastructure within the parcel must be confirmed and included in the final plan. <br />10.7 Pedestrian connections, as indicated on the Connectivity Plan, shall be further discussed <br />and identified. The Park and Recreation Commission will continue to discuss such <br />connections and/or other amenities and park dedication consistent with State Statutes <br />462.358 (specifically subd. 2b — Dedication, and subd. 2c — Nexus) and any applicability <br />of § 1103.07 of the Roseville City Code. <br />10.8 Sidewalks and pedestrian paths shall be incorporated into the proposed roadway system. <br />10.9 Additional landscaping will be required throughout the site. Considerations must be <br />given to the area adjacent the park and that area adjacent to an improved Mount Ridge <br />Road and Twin Lakes Parkway as shown. <br />10.10 Right-of-way shall be dedicated for the street and utility infrastructure improvements <br />approved as a part of the Twin Lakes AUAR mitigation strategies and shown in the <br />coneept layouts for these improvements included in the Infrastructerre Improverr��ents.for <br />the Twin Lakes AUAR Area Repor�t. <br />PFOR-001 _RPCA_GeneralConcept030508.doc Page 13 of 14 <br />
