• <br />Supplemental General Concept Plan Review Information <br />PIK Terminal a1 Twin Lakes - Roseville, Minnesota <br />• <br />February 28, 2008 <br />Paae 2 of 3 <br />■ The internal drive width has been reduced from 32-feet to 26-feet to reduce the amount of hard- <br />surface and provide more opportunities for landscaping. In addition to the reduced drive width <br />which will provide traffic calming, pavement surface treatments will be altered to provide visual <br />as well as texture/color changes that will increase traffic calming and provide for a safer <br />pedestrian environ�nent. <br />■ Reference 100,000SF single story office building on the north westerly side of the McGough <br />development has been identified as an office use. As discussed with staff and as presented at the <br />Planning Commission meeting, there are no specific tenants for this site and the market will <br />dictate the type of uses. Thus the change in use is to provide for more opportunities to market <br />this property to the market place in general. <br />Revised Landscape Plan <br />The landscape plan has been revised to accommodate additional screening along the 100,000 SF single <br />story office building adjacent to Langton Park. As this is a concept landscaping plan, McGough intends <br />to provide a more detailed landscaping plan as the project proceeds into preliminary design. During <br />preliminary design, McGough will work with City Planning staff as well as City Park and Recreation staff <br />to address specific concerns. <br />[n addition, the landscape plan has been revised to reflect added landscaping within the surface parking <br />lot. <br />Site Amenities <br />A site amenities plan has been prepared for the Remnant Parcel created between the McGough <br />development and the mapped right of way for Twin Lakes Parkway. The ownership of the Remnant <br />Parcel will need to be determined as part of acquiring the right of way for the Twin Lakes Parkway <br />alignment. The site amenities may include: <br />■ Pond at Twin Lakes Parkway and Mount Ridge Road will be a feature for McGough as well as <br />the Twin Lakes Redevelopment. Pond will have a fountain feature and design of pond will be <br />finalized during preliminary design in conjunction with City plans for Twin Lakes Parkway. <br />■ A site feature such as a pergola/plaza could be constructed at the northeast quadrant of Twin <br />Lakes and Mount Ridge Road. McGough is not proposing to construct a pergola but rather views <br />this as a key intersection and an opportunity to provide a site amenity. Further discussion with <br />City staff and adjacent developers in suggested. <br />■ McGough has identified potential improve►nents between Mount Ridge Road and Prior Avenue <br />on the north side of Twin Lakes Parkway. This land is not controlled by McGough but they have <br />illustrated one concept that the City may consider as part of their redevelopment efforts. <br />■ McGough has provided a cross section of Twin Lakes Parkway in this area as well. Again, this <br />land is not controlled by McGough but they have illustrated one concept that the city may <br />consider as part of their design of Twin Lake Parkway. <br />
