Features ofthe PIK Terminal redevelopment include: <br />■ The PIK Terminal site encompasses 25.9+ acres within the Twin Lakes redevelopment area. <br />Adjacent land uses included Langton Park to the east and north and industrial uses to the west and <br />south. The PIK Terminal site will be redeveloped from past industrial use to rezoned commercial <br />use. <br />■ A total of 605,200 square feet of commercial (office/laboratory) use is proposed in a campus-type <br />setting. This includes two office buildings, each offering 237,600 square feet within 6-story <br />structures; one single-story laboratory structure at 100,000 square feet and a 30,000 square foot <br />expansion area for the laboratory structure. <br />• Two parking structures are proposed along with surface parking to accommodate a total of 2,160 <br />vehicle stafls. The parking structures are proposed as 3 and 4 story structures. The 3-story structure <br />is 23.5+ feet in height and will provide 530 stalls; the 4-story structure is 33.5+ feet in height and will <br />provide 903 stails. In addition, 150 underground stalls are proposed along with 577 surface stalls. <br />■ Pedestrian connections will be provided by area roadways, in addition, internal sidewalk connections <br />between the office buildings and parking areas will be provided with the corporate campus. <br />■ Redevelopment of tl�e PIK Terminal site proposes 46% green space coverage. <br />■ A 300-foot Shoreland Overlay area encroaches into the site; the proposed project will minimize <br />development within the shoreland area to stormwater ponding; surface parking and a portion of <br />b�iilding within the northwest portion of the site. B��ilding height within the Shoreland Overlay area <br />will comply with City Code requirements (single-story structure proposed). <br />■ Access to the site is proposed from the north via County Road C2; the west future improvements to <br />the Iona Lane right-of-way; Prior Avenue on the south and Arthur Street on the east. The Developer <br />will work with the City of Roseville and adjacent landowners for right-of-way improvements and in <br />defining access to the PIK Terminal site to benefit all parties. <br />� Development of the site anticipates assistance from the City of Roseville in acquiring right-of-way <br />and construction of roadways and associated signal improvements for Mount Ridge Road, Prior <br />Avenue, Iona Lane and Twin Lakes Parkway between Cleveland Avenue and Arthur Street as Phase I <br />with the future dedication of right-of-way for the extension of Twin Lakes Parkway to the east by the <br />City. <br />
