12 What is the expected effect of the proposed change on nearby�roperty vala�es, public �recalth and <br />safery, parking, trc��c conditions, etc.? <br />Proposed use is consistent with scenarios analyzed as part of 2007 AUAR Update, which identifies <br />anticipated effects. No effects other than those identified are anticipated at this time. <br />13. Additional Required Information: <br />A. A written narrative must be provided in suppart of an application for a Planned Unit Development. <br />The narrative must fully describe the proposed development, with <br />particular attention to any modifications and limitations of the use that have been made to insure its <br />compatibility with surrounding uses, the purpose and intent of the zoning ardinance, and the <br />Comprehensive Plan. <br />B. Proposed plans ( t copy) including site plan, are required. In addition, a landscape plan, <br />grading and drainage plan, and exterior building elevation drawings showing building materials may <br />also be required as deemed necessary by the Community Development Department. Such drawings <br />shall be RY�" ar 1 1"x 17" paper or in PDF digital format. <br />14. For each application requiring a public hearing (i.e., General Concept Plan, Final <br />Development Plan, and/or PUD Amendment), the applicant must obtain a"Notice of Land <br />Use Application" sign from the Community Development Department and post the sign <br />along the street in front of the PUD location. Multiple signs may be required for sites <br />adjacent to more than one street. No signs are required for Sketch Plan applications. <br />15.
