dinner or similar type event. Most grooms dinners are around 25-35 people or only about
60% of capacity for 1 of those 2 rooms. Looking ahead to the next 90 days as a typical
example of business levels both the Skyboxes and Roseville Rooins are only booked 10-
15% of available Friday and Saturday nights.
On Friday and Saturday nights the dining room is busy between 5:00 and 8:OOpm while
the bar is not full during that period. Then as the bar gets busier later after 8:00 or so as
the dining room gets emptier. Basically our space is much too large for the level of
business that we are doing. A very good Friday or Saturday night for us is when we can
get up over about 60% of our total capacity, so as we look at parking it's safe to say that
our needs are actually less than our capacity on a regular basis.
Our parking capacity at this point is:
Our lot 172 spaces
Edina lot 98 spaces (contract in place)
Medical ctr lot 56 spaces (verbal agreement in place)
Ford Lot 50 spaces (verbal agreement in place)
Total Regularly available 376 spaces
Per the original formula when we were first granted occupancy in 2003, at full capacity
the code required that we should have 364 spaces. Now that we are doing less than half
the voluine that we opened with, 376 spaces should be more than adequate.
