In reviewing the current zoning classification of the Rice Street Plaza located at <br />2435-2459 Rice Street, Roseville, MN 55113, it was determined by the City of Roseville <br />that the property is zoned as a planned unit development (PUD), however in the original <br />writing of the PUD, clarifications were not made as to permitted uses for the building. <br />BHJN, as the owner of the property, is requesting to use the North end of the unit as a <br />licensed Adult Day Center Facility. Due to the lack of clarity in permitted uses, the City <br />of Roseville has determined that we must reaffirm the current PUD with the intention to <br />further clarify permitted uses for the property. Currently, the unit supports business <br />office spaces and a restaurant. Below is a general list of proposed permitted uses that we <br />foresee being useful and necessary for conducting business in the unit. <br />1. Office, business and professional <br />2. Medical and dental clinics and laboratories <br />3. Hotel and Motel <br />4. Hospital <br />5. Research, design and development <br />6. Bank and financial institutions <br />7. Health clubs <br />8. Restaurants <br />9. Retail sales <br />10. Day care centers <br />11 Parking to accommodate uses in a contiguous mixed use business district <br />12. Multi-family housing <br />In addition to the permitted uses allowed by the City Code for the underlying B2 zoning, <br />we also see potential for the following list of uses for conducting business in the unit and <br />would like them to be written into the PUD as permitted uses. <br />Automobile rental and leasing <br />Automobile service and convenience store fuel <br />Battery Stores <br />Bingo Hall <br />Blueprinting and photocopying <br />Bowling Alley <br />Carpet and Rug stores <br />Catering establishments <br />Churches, public/private colleges and schools <br />Clothing and costume rental stores <br />Convenience store <br />Dance halls <br />Daycare centers <br />Dog or Animal Kennels <br />Dry cleaning service facility <br />Greenhouses <br />Health and Fitness clubs <br />Hospitals and Adult Care Facilities <br />
