Proiect Narrative <br />LA Fitness <br />2420 Cleveland Avenue, Roseville, Minnesota, 55113 <br />Prepared By: <br />RLK Incorporated <br />May S, 2006 <br />For <br />Approval of Conditional Use Permit and Re-Zoning Applications <br />Introduction <br />On behalf of LA Fitness International, LLC, RLK Incorporated is pleased to submit the enclosed <br />preliminary plan set and documents for the Conditional Use Pernut and Re-Zoning request for 2420 <br />Cleveland Avenue for review, discussion and approval by the City of Roseville. The plans and narrative <br />outline the site development LA Fitness is proposing for the 5.87+ acre site. This application package is <br />anticipated to be heard at the June 7, 2006 Planning Commission meeting and the June 13, 2006 City <br />Council meeting. <br />Project Request <br />■ Approval of Conditional Use Permit and property Re-Zone <br />Existing Conditions/Land Use <br />The proposed LA Fitness site is located at 2420 Cleveland Avenue, which is south of County Road B-2, <br />east of Interstate 35W and north of the Highway 36 Service Drive. The site is approximately 5.87 acres <br />in size and consists of a vacant building (with concrete loading pads) and parking lot. LA Fitness <br />International is proposing redevelopment of the site with one of their signature health clubs. The property <br />is completely within the limits of the City of Roseville, in Ramsey County, Minnesota. <br />Conditional Use Permit and Re-Zone Request <br />The property is currently within the Light Industrial (I-1) zoning district. A Conditional Use Permit <br />request is included in this submittal package to allow the construction of the health club facility. The <br />Conditional Use Permit is requested due to the nature of the use proposed for development. <br />In addition to the Conditional Use Permit request, a Re-Zone request is included in this submittal package <br />to re-zone the property from the current Light Industrial (I-1) zoning district to the Retail Business (B-2) <br />zoning district.
