WHEREAS, the Planning Commission held a public hearing on June 7, 2006 con� <br />that the proposal is consistent with the criteria of Section 1013 of the Roseville City Code; <br />WHEREAS, the Planning Commission voted (7-0) to recommend approval of the <br />request, subject to 12 conditions. <br />NOW THEREFORE BE IT RESOLVED, by the Roseville City Council, to grant <br />a CONDITIONAL USE PERMIT to LA Fitness allowing the redevelopment of the property at <br />2420 Cleveland Avenue, based on the findings of Section 5 of the project report dated June 20, <br />2006 and subject to the following conditions: <br />1. The LA Fitness structure shall be limited to a dimensional footprint not to exceed <br />55,000 sq. ft., including a 5,000 sq. ft. mezzanine (as depicted on the plans dated <br />May 30, 2006). <br />2. The height of the structure shall be limited to 45 feet at the entry/vestibule area <br />and 35 feet for the majority of the structure. <br />3. Building materials must include EFIS, clear glass in aluminum, glass block <br />panels, and perforated metal panel (as depicted on submitted elevation plans) <br />and/or other materials allowed in Section 1010 of the Roseville City Code. To <br />break-up the building wall 4 sport art graphic panels (10 feet by 15 feet - 150 sq. <br />ft.) shall be allowed near the entry. <br />4. The trash/recycling enclosure shall be detached and located in the rear of the site <br />adjacent to the northeast corner of the structure. <br />5. Signage shall be allowed per Section 1009 of the Roseville City Code (as depicted <br />on the building elevations). <br />6. All site and building lighting shall be a cut-off /downcast design with parking lot <br />poles being more of a pedestrian friendly height (to cut down on glare). <br />7. Applicant shall submit a final grading/drainage/erosion/store water management <br />plan to the City Engineer for review and approval to ensure compliance with the <br />City of Roseville stonn water requirements for water quality and rate control. <br />8. Applicant shall submit a final utility plan to the City Engineer for review and <br />approval. <br />9. Applicant shall submit a final landscape to the City Planner, City Engineer and the <br />City landscape Architect for review and approval. <br />10. Prior to the issuance of a building/grading permit, the applicant must receive a <br />permit from the Rice Creek Watershed. <br />
