6.0 STAFF COMMENTS/FINDINGS: <br />6.1 Section 1013.01 outlines the process and standards for issuance of a conditional use <br />perm it. <br />6.2 In reviewing this request, staff has made the following findings: <br />a. Impact on Traffic: The City Planner concludes that the installation of two signs <br />on the fuel canopy will not have an adverse impact of vehicle traffic. <br />b. Impacts on Parks, Streets, and other Public Facilities: The City Planner <br />concludes that the installation of two signs on the fuel canopy will not have an <br />impact on parks, streets and other public facilities. <br />c. Compatibility of Site Plan, Traffic Circulation, and Landscaping with <br />Contiguous Properties: The City Planner concludes that the installation of two <br />signs on the fuel canopy will not have an impact on the site plan, traffic <br />circulation, landscaping, or on/with contiguous properties. <br />d. Impacts on Market Value: The City Planner concludes that the installation of <br />two signs on the fuel canopy will not have an adverse impact on the market value <br />of contiguous properties. <br />e. Impacts on Health, Safety, and General Welfare: The City Planner concludes <br />that the installation of two signs on the fuel canopy will not have an adverse <br />impact on the general public health, safety and welfare. <br />f. Compatibility with Comprehensive Plan: The reuse of the property as proposed <br />is consistent with the City of Roseville's Comprehensive Plan and Title 10 of the <br />City Code (Zoning), including the City's design standards and signage (subject to <br />minor modifications as conditioned). <br />7.0 STAFF RECOMMENDATION: <br />7.1 Based on the findings outlined in Section 6 of this report, the City Planner recommends <br />approval of the request for an AMENDED CONDITIONAL USE PERMIT to allow the <br />installation of 2— 38 sq. ft. SuperAmerica signs one on each of the north and east sides of <br />the existing fuel canopy for the SuperAmerica at 2295 Rice Street, subject to the <br />following conditions: <br />A. Each sign shall be limited to a maximum size of 38 sq. ft. as indicated on <br />proposed signage plan by Lawrence Sign, dated January 10, 2006. <br />B. The two approved signs shall be located on the north (one) and east (one) face of <br />the fuel canopy. <br />G Submittal of a sign permit consistent with this Amended Conditional Use Permit; <br />the sign permit must be reviewed and approved by the Roseville Community <br />Development Department. <br />PF37011 RPCA 030106.doc Page 3 of 4 <br />
