Setback Permit Application for 476 Judith Ave. (Rachel Jenner) <br />The setback permit is needed to put an addition on our home that will enhance our curb <br />appeal, add living space and a welcoming entryway. The addition will also increase the <br />value of the home. <br />Without the setback permit to add on to that end of the house, our options are limited. <br />We are restricted by the tuck under garage on the other end of the house, the current floor <br />plan, and tree placement on the lot. We have worked with an architect to achieve the most <br />sensible solution for adding on to our home. <br />The impact on the neighborhood will be positive. We are renovating our rambler to <br />update the style and increase the amount of living space. It will provide a good example <br />of one way to update the 1960's ramblers that are prevalent in our neighborhood. <br />Responses to Item 9: <br />b. We are adding functional living space to our home with the 18' x 30' addition <br />and increasing our curb appeal with a new entry. <br />e. Our lot is 87 x 118 or 10, 266 sq ft. Our current green space is approximately <br />8,352. The addition will be 540 sq. ft. reducing our green space to 7,812 sq. ft. <br />Therefore, with the addition we will have only 23.9% coverage, which is well <br />below the 30% requirement. <br />f. Our architect and contractor have reviewed the plans to ensure we meet all <br />city code requirements. <br />g. The addition will improve our rambler by adding a new entryway and <br />increasing the functional space in the home. <br />h. We plan to match the existing siding and paint colors for the addition. <br />The new frontage will be similar to many other homes on our street. The total <br />property mass will be similar to others on the street, slightly smaller than the <br />two adjacent properties and much smaller than the adjacent town home to the <br />rear. <br />j. We are not expanding a garage space or driveway which would place vehicles <br />anywhere else on our property. <br />k. We are maintaining current grade and experience no drainage issues. <br />1. The new roof is properly proportioned and integrated with our current roof per <br />the architect's plans. <br />
