REQUEST FOR �ARIANCE BOARD ACTION <br />J�/ �g DATE: O6/07/O6 <br />ITEM NO: 4a <br />Department Approval: Agenda Section: <br />BL/TRP PUBLIC HEARINGS <br />Item Description: Constance Briol requests a ma�mum total surface area variance for <br />property located at 2025 Lexington Avenue (PF3761). <br />1.0 REQUESTED ACTION: <br />1.1 Constance Briol seeks a variance to § 1004.0 lA6 (Maximum Total Surface Area) of the <br />City Code to reduce the overall impervious surface area on her residential lot from 3,700 <br />square feet (43% covera�e) to about 3,400 square feet (40% covera�e), through the <br />removal of an existing, detached accessory building, reduction of rear driveway area, and <br />construction of a new detached accessory structure. <br />PROJECT REVIEW HISTORY <br />• Application submitted and determined complete: May 9, 2006 <br />• Sixty-day review deadline: July 8, 2006. <br />• Project report recommendation: June 7, 2006 <br />• Anticipated Variance Board action: June 7, 2006 <br />2.0 SUMMARY OF RECOMMENDATION: <br />2.1 The Associate Planner recommends approval of the VARIANCE TO §1004.O1A6 of the <br />City Code for Constance Briol, 2025 Lexington Avenue. <br />3.0 SUGGESTED PLANNING COMMISSION ACTION: <br />3.1 ADOPT A RESOLUTION APPROVING AN 800 SQUARE FOOT VARIANCE TO <br />§1004.O1A6 (Maximum Total Surface Area) of the City Code for Constance Briol, <br />2025 Lexington Avenue; see Section 7 below for detailed action. <br />4.0 BACKGROUND: <br />4.1 Constance Briol owns the property located at 2025 Lexington Avenue. The property is <br />zoned R-1, Single Family Residential, and the Comprehensive Plan identifies the <br />property as Low Density Residential. <br />4.2 The variance request has been prompted by the applicant's desire to replace the existing <br />garage with a two-car garage in a location that complies with all area and setback ' <br />requirements. While, the location of the proposed garage will reduce the overall <br />impervious coverage on the lot, the variance is necessary because the total exceeds the <br />30% maximuin. <br />PF3761_RVBA_060706Page 1 of 3 <br />
