Variance Request
James R. Dunne & Mary E. Seabloom
1884 Huron Ave
Roseville MN 55113
Home: 651.644.3041
Mary @ Work: 952.996.3810
Jim @ Work: 651.481.1216
Our home is a 1957 rambler with a single-car attached garage abutting the Northern edge
of our lot. We have confirmed with the City that a second stall cannot be added without
encroaching on the property line. The only other site for a two-car garage is in the
backyard, which necessitates a driveway along the sauthern edge of the property. The
surface area of the driveway pushes the total impervious surface of the lot above the City
Code limit of 30%. The standard 10-foot wide driveway makes it necessary that the outer
edge be located 2 feet from the property line. We plan to convert the old garage into a
family room/dining room and to add on a small mud roam and screen porch.
Our home was built in an era when the siting of a home on a lot did not always take into
consideration the possible addition of a second stall. There is already a precedent for
detached two-car garages on our block. These relatively modest changes are in keeping
with Roseville's commitment to updating its older housing stock while maintaining the
character of the neighborhood.
