We have confirmed with the City that a second stall cannot be added without <br />encroaching on the property line. The only other site for a two-car garage is in the <br />backyard, which necessitates a driveway along the sauthern edge of the property. The <br />surface area of the driveway pushes the total impervious surface of the lot above the City <br />Code limit of 30%. The standard 10-foot wide driveway makes it necessary that the outer <br />edge be located 2 feet from the property line. We plan to convert the old garage into a <br />family room/dining room and to add on a small mud roam and screen porch. <br />Our home was built in an era when the siting of a home on a lot did not always take into <br />consideration the possible addition of a second stall. There is already a precedent for <br />detached two-car garages on our block. These relatively modest changes are in keeping <br />with Roseville's commitment to updating its older housing stock while maintaining the <br />character of the neighborhood. <br />
