I have reviewed your revised site information <br />pertaining to your desire to replace tti.�o existing detached accessory structures with a new larger <br />detached accessory structure (garage). I have the following comments regarding this proposal: <br />• Although Section 1004.O1A4 (Requirements for Increased Maximum Size) would allow <br />for up to 1,008 sq. ft. in detached accessory structure size with an approved <br />CONDITIONAL USE PERMIT, it can only be supported if all other requirements of <br />Section 1004.O1A can be met. <br />Section 1004.O1A3 (Detached Accessory Building Size Limit) states: Total detached <br />accessory building area shall be limited to 40% of the required rear yard, up to a <br />mcrximum of 864 sq. ft. The 40% rear yard limitation is calculated by taking the width of <br />the subject lot or parcel and multiplying it by the required rear yard setback depth of 30 <br />feet, then multiplying that number by 40% or . 4. Your parceUlot has a width of 75 feet <br />when affords up to 900 sq. ft. of detached accessory size (assuming all other <br />requirements can h� met). <br />• Section 1004.O1A6 (Maximum Total Surface Area) states: Including detached accessory <br />structures, principal structures, pavement surfaces (asphalt, concrete and/or brick, stone <br />or other paver), the total impervious surface of a residential lot or parcel shall not <br />exceed 30% of the total lot or parcel. Your existing lot size is 10,125 sq. ft. whieh <br />affords up to 3,038 sq. ft. of impervious coverage. I have reviewed the information <br />you submitted and utilized the City's on-line mapping program to verify your <br />parcel's existing calculation and concluded an existing coverage of 3,034 sq. ft., <br />which includes the 1,134 sq. ft. home, 66 sq. ft. sidewalk, 1,145 sq. ft. of driveway <br />and 688 sq. ft. between 3 accessory structures. <br />2660 Civic Center Drive : Roseville, Minnesota 55113 <br />651-792-ROSE :• TDD 651-792-7399 :• www.ci.roseville.mn.us <br />
