Dear Mr. Landkamer: I apologize for the timing of this response. I have reviewed your revised site information pertaining to your desire to replace tti.�o existing detached accessory structures with a new larger detached accessory structure (garage). I have the following comments regarding this proposal: • Although Section 1004.O1A4 (Requirements for Increased Maximum Size) would allow for up to 1,008 sq. ft. in detached accessory structure size with an approved CONDITIONAL USE PERMIT, it can only be supported if all other requirements of Section 1004.O1A can be met. Section 1004.O1A3 (Detached Accessory Building Size Limit) states: Total detached accessory building area shall be limited to 40% of the required rear yard, up to a mcrximum of 864 sq. ft. The 40% rear yard limitation is calculated by taking the width of the subject lot or parcel and multiplying it by the required rear yard setback depth of 30 feet, then multiplying that number by 40% or . 4. Your parceUlot has a width of 75 feet when affords up to 900 sq. ft. of detached accessory size (assuming all other requirements can h� met). • Section 1004.O1A6 (Maximum Total Surface Area) states: Including detached accessory structures, principal structures, pavement surfaces (asphalt, concrete and/or brick, stone or other paver), the total impervious surface of a residential lot or parcel shall not exceed 30% of the total lot or parcel. Your existing lot size is 10,125 sq. ft. whieh affords up to 3,038 sq. ft. of impervious coverage.
