The house on the property at ] 822 <br />is actually at 27.�-i feet from tlie �ast propert5� line (not 30 feet as required by ctu-rent setback). <br />The structw�e as proposed �.vould not encumber the vision of motorists eaisting Dale Court on to <br />Dale StreeL This ��as a neighbor concern at the time of the minor subdivision. <br />In addition, a variance is requested on the West setback line. for the garage area. The structtu�es <br />on the lots to the South of 1822 I�TOrth [�ale cow-t are shown to indicate the relative distances froin the lot <br />lines in these areas. The distance bet�veen the actuaI physical curb and the lot line is greater for the <br />subject lot than it is for the lots to the South. Tl�us, although the garage as proposed would be closer to <br />the lot line than pernlitted, visually, it would be consistent with the properties fitrther Soutl� on Dale <br />Court relative to the actual physical curb line. Furthermore, the requested variance for the garage <br />actually decreases to a point ��here the South�vesterly tip of the garage strucriire (closet to the 1822 Dale <br />court) would be �vithin or on15� slightly beyond the required setback of 30 feet. <br />The Weleczkis respectfully request setback variances to allow a home to be huild per the <br />attached plans based on the practical difficulties of carrying out the strict letter of the existin�. setback <br />requirements. <br />
