There is a setback variance <br />required for the East lot line (along Dale Street) that would extend tlle house structure slightly filrther to <br />the East than the existing structure located at 1822 Nortll Dale court. The house on the property at 1822 <br />is acttially at 27.4i feet from the East property line (not 30 f'eet as required by current setback). <br />The structure as proposed would not encumber the vision of motorists existing Dale Court on to <br />DaIe Street. This was a neighbor concern at the time of the minor subdivision. <br />In addition, a variance is requested on the West setback line for the garage area. 1�ze structtu-es <br />on the lots to the South of 1822 North Dale court are shown to indicate the relative distances from the lot <br />lines in these areas. The distance between tlie actual physical curb and the lot line is greater for the <br />subject lot than it is for the lots to the South. Thus, although the barage as proposed would be closer to <br />the lot line than peimitted, visually, it �vould be consistent with the pi-operties fiu•ther South on Dale <br />Court relative to the actual physical curb line. Furthermore, the requested variance for the garage <br />actually decreases to a point where the Southwesterly tip of the garage structtire (closet to the 1822 Dale <br />court) would be within or only slightly beyond the required setback of 30 feet. <br />The Weleczkis respectfully request setback variances to allow a home to be build per the <br />attached plans based on the practical difficulties of ean-ying out the strict letter of the existing setback <br />requirements. <br />
