REQUEST FOR VARIANCE BOARD ACTION <br />Dr1TE: 09/06/06 <br />ITEM NO: 4b <br />Department 1-�pproval: ��genda Secuon: <br />TP/BL PUBLIC HEARINGS <br />Item Description: Charles Weleczki & Todd Iliff seek a VARIANCE to §1004.016 (Front <br />Yard Building Setback) to allow the construction of an attached garage <br />within the required front yard on the vacant lot at Dale Court and Dale <br />Street (PF3781). <br />1.0 REQUESTED ACTION: <br />1.1 Charles Weleczki & Todd Iliff are seeking a VARIANCE to § 1004.016 (Residential <br />Dimensional Requirements — Front Yard Building Setback) of the City Code to allow the <br />construction of an attached garage on to a new home that would be developed on the <br />vacant lot at Dale Court and Dale Street. <br />PROJECT REVIEW HISTORY <br />• Application Submitted: July 14, 2006. <br />• Determined Complete: Pending. <br />• 60 Day Review Extension (July 14 to November 10): August 14, 2006. <br />• Project Report Recommendation: September 6, 2006. <br />• Anticipated Variance Board Action: September 6, 2006. <br />2.0 SUMMARY OF RECOMMENDATION: <br />2.1 The Planning Division recommends approval of a 15-foot front yard setback <br />VARIANCE to §1004.016 for the vacant Weleczki/Iliff lot at Dale Court and Dale <br />Avenue. <br />3.0 SUGGESTED ACTION: <br />3.1 ADOPT A RESOLUTION APPROVING A 15-FOOT VARIANCE TO §1004.016 <br />(Residential Dimensional Requirements — Front Yard Building Setback) of the City Code <br />with conditions; see Section 7 below for detailed action. <br />PF3781_RVBA_090606Page 1 of � <br />
