Call to Order <br />Chair Mark Traynor called the August 3, 2005 regular meeting of the City of Roseville Planning <br />Commission to order at 7:00 p.m., in the Roseville City Hall Council Chambers. <br />Welcome, Roll Call <br />Present: Traynor, Boerigter, Bakeman, White, Doherty, Wozniak, <br />Absent: Pust <br />Staff present: Thomas Paschke, Dennis Welsch <br />a. A resolution of thanks to resigning member Jed Ipsen was read into the record by Chair Traynor and <br />passed by consensus of the Commission. <br />b. Chair Traynor introduced new member, Joe Wozniak and administered the Oath of Office. Member <br />Wozniak fills the term vacated by Jed Ipsen. <br />c. Chair Traynor expressed the Planning Commission's congratulations and expression of thanks to <br />David Windle, GIS Coordinator <br />Planning File 3655: Request by Todd Iliff, 1822 Dale Court, for a Variance to Section 1004.016 <br />(Residential Dimensional Requirements — Lot Size) and a Minor Subdivision to create a <br />substandard residential lot. <br />Chair Traynor opened the hearing and requested City Planner Thomas Paschke provide a verbal <br />summary of the project report dated August 3, 2005. <br />Thomas Paschke advised that Mr. Iliff and family own a double frontage parcel he desires to divide <br />into two parcels. The existing lot, Lot 1, Block 1, Weleczki Addition, averages 112 feet in depth but is <br />over 327 feet in length. It is 27,123 s.f. in size, approximately 2.5 times the size of a normal lot in <br />Roseville. The proposal by Mr. Iliff would create two parcels. <br />Parcel "A" would include the existing home and be a minimum 93 feet wide (west-front) by a minimum <br />of 112 feet deep (south side) or 15,514 s.f. (which is 140% of Code requirements).New Parcel "B" <br />(the triangle) would be generally 226 feet wide along the west front (Dale Court) by 112 to 12 feet <br />deep or 11,608 s.f. (93% of Code requirement for a corner lot). <br />Based on this proposal, Parcel "A" meets the minimum width (85 feet) requirement and the minimum <br />square footage (11,000 s.f.) requirements of Section 1004.016 of the Roseville City Code (see <br />attached land division sheet).
