��—_ <br />�, � <br />AACH/TECTS <br />02 November 2006 <br />Mr. Thomas Paschke — City Planner <br />City of Roseville <br />2660 Civic Center Drive <br />Roseville, MN 55113-1899 <br />RE: Twin City Co-ops Federal Credit Union <br />Roseville, MN <br />Mr. Paschke, <br />As requested by the City of Roseville Community Development Department, below is a brief narrative of the <br />proposed project including building design, image, and material selection for your use. HTG Architects is seeking, <br />on behalf of Twin City Co-ops Federal Credit Union, approval on the following items for the site located at 1880 <br />Perimeter Road. <br />Conditional Use Permit <br />The following information is based on the enclosed site plan, survey and exterior building elevations. <br />GENERAL: <br />Twin City Co-ops Federal Credit Union is planning a new branch facility for its members on Lot 1 Block 3 of the <br />Rosedale Center Second Addition along Perimeter Road. The approximately 4,500 square foot new building will <br />have an entry on the E side, with parking along the N and E portions of the site. The interior use will be for general <br />credit union operation, with of�ces, conference room, work room, toilet rooms, mechanicaUelectrical room, and an <br />employee lounge. The drive-up window/canopy are shown on the S side of the building. <br />Site access will be from Perimeter Road. A total of thirty-six (36) parking stalls are planned (30 are required). The <br />drive-up has more than 150 feet of vehicular stacking space, which equates to roughly 25+ vehicles. The drive-up <br />will have four lanes installed plus bypass lane for circulation around the building. <br />The proposed use of the site will not affect the health, safety, and general welfare of the occupants of the sunounding <br />lands. The proposed building type should compliment the other businesses and people of the City of Roseville. The <br />use will not impede the normal and orderly development of the surrounding property. Adequate utilities, access <br />roads, drainage, etc. will be provided for this proposed building. <br />
