JW Moore, Inc. <br />714 Pennington Place <br />Vadnais Heights, MN 55127 <br />Overview of Proposed Development: <br />Regarding the property legally described as Lots 14 through 21, Block 4, Rolling Green. <br />The property at the intersection of Woodruff and South McCarron's, legally described as <br />above, is currently zoned R1 and platted into eight, 50 foot wide, single family lots. We <br />are proposing to re-plat the land into 4large single family lots, by shifting the current <br />platted lot lines and incorporating the vacation of Chandler Avenue. This would meet or <br />exceed the R1 zoning density requirernents. <br />Our proposal would include a new city street, entering off of Woodruff, which would <br />allow access for the 4 new home sites. The shifting of the lot lines and incorporation of <br />Chandler Avenue would allow the lots to be larger, especially the eastern most lot, thus <br />preventing any driveway access onto Woodruff directly. We would also propose shifting <br />the cul-de-sac 20 feet to the South, out of the current street right of way and cutting into <br />the two western most lots. This shift would enhance the buffer area between the new <br />street and Reservoir Park. <br />In designing this re-plat, we are attempting to preserve as many tree's as possible on the <br />perimeter of the property. This would aid in buffering the new homes sites from the <br />existing neighborhood and Reservoir Park. <br />We are also going to include adequate ponding, which will add to the look and quality of <br />the development as well as aid in the filtration of the water from both the existing <br />neighborhood and the new development area. The proposal will also include the re- <br />routing and replacing of the current sanitary sewer line so it does not interfere with the <br />proposed building pads. <br />In summary, we feel these 4 new home sites will be a positive addition to the current <br />neighborhood. The low number of new homes that will be added will have little impact <br />on local traf�c, especially because all of the driveways will enter on the new street and <br />not on an existing road. Also, because of the higher price point of the homes, we would <br />be creating opportunities for families to move-up into larger, newer homes and remain in <br />the city of Roseville. <br />
