JW Moore, Inc. <br />714 Pennington Place <br />Vadnais Heights, MN 55127 <br />Overview of Proposed Development: <br />Re�arding the property legally described as Lots 14 through 21, Block 4, Rollina Green. <br />The property at the intersection of Woodruff and South McCarron's, legally described as <br />above, is currently platted into seven, 50 foot wide, single family lots. We are proposin� <br />changing to an 8 unit, PUD, association maintained, townhome development. <br />The proposed development has a property area of 2.02 acres with .70 acres of impervious <br />sur�ace. It will contain 58% green space, including .15 acres of ponding. The 3 ponding <br />basin's will both add to the look and quality uf the development, by improving the water <br />i°un off in the area throu�h filtr�ition. <br />As mentioned above, Che development will be an 8 unit, twin style, townhome <br />development. Since this will be an in-fill development and will be surrounded by existin� <br />single family homes, the units will feature different front elevations and facades, as well <br />as varying styles and color schemes, so that the homes will blend into the existing single <br />family neighborhood. The units will consist of both single level and one and a half story <br />homes, to aid in the blending of the community. <br />Also, due to the low number of new home sites that will be added to the area, the <br />proposed development will have little impact on local traffic in the neighborhood. <br />
