6.0 STAFF RECOMMENDA'I'ION: <br />6.1 Based on the comments and iindings outlined in Section 5 of this report, the Associate <br />Planner recoirunends approval of the Marshall request for a 16-foot VARIANCE from <br />§ 1004.016 of the City Code to allow the construction of a 22-foot addition on to the <br />principal structure, extending it to 14 feet froin the rear lot line for the property at 1505 <br />Lydia Avenue, subject to the following conditions: <br />a. The addition must be located no closer than 14 feet from the rear (north) property <br />line. <br />b. Total impervious surface area for the lot shall not exceed 4,989 square feet (30% <br />of the lot). <br />c. The variance (if granted) shall expire within 6 inonths of its approval if a building <br />permit is not issued pursuant to § 1013.03 of the City Code. <br />7.0 SUGGESTED ACTION: <br />7.1 ADOPT A RESOLUTION APPROVING A 16-FOOT VARIANCE TO §1004.016 of <br />the City Code to allow for the construction of a living area addition on the rear (north) <br />side of the hoine at 1505 Lydia Avenue, based on the comments and findings of Section 5 <br />and the conditions of Section 6 of the project report dated June 7, 2006. <br />8.0 NEXT STEPS: <br />8.1 The decision of the Variance Board is final unless an appeal is filed.
