Setback Permit Narrative for <br />Proposed Plan for Second Garage Additior� <br />698 Terrace Drive Rosevi lle <br />Richard and Jeanne Podvin <br />Narrative <br />We recently (June, 2006) moved into this house, which in most respects suits <br />our needs very welt. However, the one-car, tuck-under garage which is <br />incorporated into the present structure of the house, while probably adequate <br />in the 1960's when the house was constructed, is not adequate for our needsi <br />which include sheltering two vehicles. A two car garage will make the house <br />much more livable for us. <br />We propose adding a second garage, using the same style, colors and sidin� <br />materials whick� are now in place on the original structure. We plan to <br />maintain symmetry between the size of the second �arage opening and the <br />existing opening. Likewise, symmetry with the current roof lines is importan� <br />to us. <br />The gara�e addition wilt have a footing size of about 12' by 24', so it will <br />reduce the green space of the lot by a very small percentage. No other <br />setback or variance conditions are created by the construction we propose. <br />The proposed construction will eliminate the need to park our vehicles in thft <br />driveway by providing covered storage for both vehicles. In this way, we will <br />remove vehicles from sight, rather than adding vehicles to areas adjacent to <br />our neighbors. We have spoken to our neighbors on the side the �arage witl be <br />constructed and they said they had no objection to the new construction. <br />In order to assure that proper drainage takes place, landscaping will be done of <br />the area alongside the gara�e and a low retaining wall will be constructed <br />alongside the new driveway to channel drainage. <br />A two-car garage on our house will be consistent with most of the houses on <br />our block, which were either constructed originally with a two car garage or <br />have had a second garage added later. <br />
