t�. <br />Document# 4002684 <br />Recorded 0111012007 1600 <br />County Recorder, Ramsey County, MN <br />5.4.5 186675N <br />EXTRACT OF NIINUTES OF MEETING OF THE <br />VARIANCE BOARD OF THE CITY OF ROSEVILLE <br />Pursuant to due call and notice thereof, a reeular meetin� of the Vaziance Board of the City of <br />Roseville, Count�� of Ramsey, Minnesota, ���as held on the 6'� day of September, 2006, at 5:00 <br />p.m. <br />The follow�ng members were present: Chair Bakeman and Members Boerigter and <br />Doherty. <br />Variance Board Member Boerigter introduced the following resolution and moved its adoption: <br />VB RESOLUTION NO. 45 <br />A RESOLUTION APPROVING A VARIANCE TO §1005 OF THE ROSEVII.LE CITY <br />CODE FOR THE `VALSER AUTOMOTIVE GROUP, 2775 HIGHWAY 35W (PF3785) <br />WHEREAS, the Walser Automotiti-e Group has requested a VARIANCE to � 100� <br />(Business Districts) to allow a parkine area encroachment into the required side yard setback; and <br />1�%HEREAS, this property is addressed as 2775 Highway 35W, and legallv described as: <br />LOT 3, BLOCK 1, PARRANTO 1NDUSTRIAL PARK <br />PIN: OS-29-23-41-0005 <br />V�'HEREAS, Section 100�.01 requires a minimum S-foot secback for parking areas from <br />the side property line; and <br />WHEREAS, the Walser Automotive Group seeks to pave a parking area up to the side <br />property line in order to preserve continuity with additional parking area on the adjacent <br />properry; and <br />WHEREt�S, the �Valser Automotive Group is currently in negotiation with the Minnesota <br />Department of Transponation (MNDOT), owners of the parcel adjacent to the southern lot line of <br />the subject property; to lease a portion of the MNDOT propem� for additional parking area; and <br />1-3 <br />
