���� <br />October I6, 2006 <br />Richard & Susan Stafne <br />156 Woodlyn Avenue <br />Roseville, MN 55113 <br />Dear Mr. & Mrs. Stafne, <br />�n October 9, 2006, the Roseville City Council voted by motion to deny your request for a <br />minor subdivision for the property located at 156 Woodlyn Avenue. The reason for denial is as <br />follows: <br />1) The proposal requires an 11,OQ0 square foot lot size; and the definition of a"lot line" <br />within the Zoning Qrdinance suggests that when talking about access issues, lot size is <br />determined without including that area included in the access easement. Therefore, the <br />City Council determines, consistent with that zoning ordinance interpretation and intent <br />and purpose of minimum lot sizes, that the lot size in the proposal as submitted is <br />insufficient under code to support the Minor Subdivision proposal. <br />2) Considering specific language in City Code 1104.04E, related to conforming parcels not <br />becoming nonconforming, the City Council believes the lot split will cause the existing <br />lot A to be in violation of regulations within Zoning Code. <br />If you wish to seek further interpretation of these findings, or would like to consider other <br />development options for this site, I would encourage you to call Mr. Thomas Paschke, City <br />Plaruler at 651-792-7074. <br />Sincerely, <br />Ci��� ��� <br />Christopher K.
