1JS�' <br />� <br />16 August 2006 <br />Richard & Sue Stafne <br />156 Woodlynn Avenue <br />Roseville, MN 55113 <br />RE: Division of Land Application <br />Dear Richard and Sue, <br />The Roseville Community Development department has received your application; because of <br />the timing of its submission, however, we will not be able to insert it into the agenda for the <br />September Planning Commission meeting. You application will be heard instead at the October <br />4, 2006 Planning Commission meeting. <br />In the mean time, we will bring your proposal to the Development Review Committee (DRC). <br />The DRC is comprised of staff representing different City Departments, and their purpose is to <br />evaluate proposals for compliance with the various parts of the City Code; the DRC then makes <br />recommendations to the City Planner and to the Planning Commission. If these <br />recommendations involve changes to the proposal, planning staff will work with ou to resolve <br />any outstanding issues. The DRC will meet at 3:00 p.m. on Thursday, August 24`� in the <br />Hawthorne Room at City Hall, and you're certainly welcome (although not obligated) to <br />participate in that discussion with the DRC. <br />I briefly discussed your proposal with Thomas Paschke, Roseville's City Planner. It appears that <br />while the Planning Commission might not object to the lot lines as you've proposed them, the <br />City Council has resisted similar proposals in the past under the opinion that they do not comply <br />with the code provision that requires side lot lines to be substantially perpendicular to the street <br />(§ 1103.06F). If necessary, planning staff will work with the City Attorney to further clarify how <br />that provision is to be interpreted and enforced. <br />Finally, as you're aware, if a lot split is approved with shared access to part of the driveway, you <br />will need to record an appropriate easement with Ramsey County.
