At the time die lots ���cre <br />selected and sold, the oudot area consisted of hvo distinct ponds and a defined tvedand area <br />lush «-idi natural grasses, wildflo�vers and ttees. �ven �v-ith die back yards being stccj�lj� <br />pitched and largely unusable, the lots were sold at a premium because of their location <br />relative to die outlot area. <br />The Issue <br />The ponds and �vetlands R�ere obviously designed to catch storm se���er runoEf fr.otn die <br />nei�hborhood. It is also obvious that dzere were some mistakcs in t�lC C�eS1�T1 1I1C��or <br />implementation. Ch�er the past 3 years, the �vater entering dzc arca has continually ekceeded <br />the capacit}- of t}ie southernmost pond and flooded the "�vedands" area. This continual <br />flooding has l�illed most of the natural landscaping. I3ven more disturbing, o�*er 20 trees <br />llare died including se�reral I:�rge, mature t�-ees. 'fhc �vater lc��cl continually fluctuates in d�c <br />"�vedands area. When it occasionally dries up, what is left is a very unsightly and <br />unappealing mud pit. �,y1e are certain diis was not the ori�inal intent for this �ue2. We are <br />also certain that diis �vas not the concept that was marketed or solcl �vhen �ve selectcd and <br />purchased our lots. <br />Next Steps <br />���e are looking for a solution. "1 he cuxrent system is not RTo.rking and c�:tensivc datnage has <br />been incurred. `Uc feel, ho«Tever, dlat a resolution is attainable. t� solution will likel5� invohrc <br />neR- calculations regarding runoff, pond size, r.etention, etc and a different landscaping <br />scheme, but it is att�unable. <br />
