Stark: <br />Rottlund Homes and David Bernard Builders & Developers, divisions of ti�e Rottiund Coinpany <br />Inc. ("Rottlund"}, are pleased to submit the enclosed applications, fees and documents for City <br />Council a�proval to allo�v redevelopinent of a portion of the Twin Lakes Business Park, known <br />as Twin Lakes West, generally located northeast of County Road C and Interstate 35�'�'. <br />This submittal package includes applications for Rezoning of Project Site, Planned Unit <br />De��elopment (PliD)-General Concept Plan, Preliminary Subdivisioi� Piat and Riglit-of- <br />��"ayr`Easement Vacation. The T�vin Lakes West project has been designed to be not in conflict <br />«�ith the City's 2003 Comprehensive Plan and the 2001 Twin Lakes Business Park Master Plan�' <br />`I'he proposed Plaru�ed Unit Development (PUD) incorporates a variety of uses, including a <br />niinimum of 640 housing units, up to 500,000 square feet of office use, and a 6,300 square foot <br />restaurant (as support for the office�`housing uses). The total project area is approximately 58 <br />arres and includes the American Semi, United Properties, PIK Terniinal, Hagen, Xtra Lease and <br />(_�1d Dorninion parcels. This letter �vill serve as the narrative required for each application. <br />The Tw=in Lakes West site has been designed to honor the vision of the 2001 Twin Lakes <br />f3usiness Park Master Plan. It inco►porates typical office park uses and housing to create a <br />livable can�pus settin�. Tov��nhomes, condominiums, senior condominiums and lofts with first <br />floor office space are sited on the parcels around Langton Lake. Site feah�res such as well <br />planned roads, utilities, ponding, parkway elements, trails, open spaces and visual corridars, ha�re <br />been arranged to create a high-quality neighborhood to live, work and play.
