(`°Rottlund"), are pleased to submit the enclosed applications, fees and documents for City <br />Council approval to allow redevelopment of a portion of the Twin Lakes Business Park, known <br />���s Twin Lakes West, �enerally located uortheast of County Road C and Interstate 35W. <br />This submittal package includes applications for Rezoning of Project Site, Planned Unit <br />nevelopment (PUD)-General Concept Plan, Preliminary Subdivision Plat and Right-of- <br />`��'ay'F,asement Vacation. The Twin Lakes West project has been designed to be not in conflict <br />i�. ith trie City's 2003 Comprehensive Plan and the 2001 Twin Lakes Business Park Master Plan: <br />�(�he proposed Planned Unit Development (PUD) incorporates a variety of uses, including a <br />►ii;nimum of 640 housing units, up to 500,000 square feet of office use, and a 6,300 square foot <br />restaurant (as support for the office/housing uses). The total project area is approximately 58 <br />arres and includes the American Semi, United Properties, PIK Terminal, Hagen, Xtra Lease and <br />O�d Domiuion parcels. This letter will serve as the narrative required for each application. <br />The Twin Lakes West sitc has been designed to honor the vision of the 2001 Twin Lakes <br />i3usiness Park Master Plan. It incorporates typical office park uses and housing to create a <br />livaUlc campus setting. Townhomes, condominiums, senior condominiutns and lofts with first <br />t�oor office space are sited on the parcels around Langton Lake. Site features such as well <br />�lanned roads, utilities, ponding, parkway elements, trails, open spaces and visual corridors, llave <br />been arranged to create a hi�h-quality neighborhood to live, work and play.
