1

20 October 2006
Chris Cornelius
Exceptional Homes, Inc.
7890 Queensland Lane
Maple Grove, MN 55311
RE: SideYard Setback Permit approval for 2176 Fulham Street
Dear Mr. Cornelius,
On Thursday, October 19`', 2006, the Roseville Development Review Committee reviewed and
recommended approval of a SIDE YARD SETBACK PERMIT to construct a new residence 5
feet from the southern property line.
Comments Regardin Issues at Hand: The applicants reviewed their plans with the immediate
neighbors (two on both sides of their property and three across the street) and all five property
owners have contacted the City to indicate their support for the requested Setback Permit.
Development Review Committee Recommendation: The Setback Permit Review Committee
attendees (Bryan Lloyd, Jamie Radel, and John Stark) found that the proposal satisfies more than
eight of the twelve applicable criteria for approving a Setback Permit as listed in Section 1013.05
of the City Code. The DRC therefore recommended issuance of the Setback Permit, with the
condition that the property be graded to direct storm water runoff from the northern side of the
site toward the area behind (i.e., to the east o the accessory building on the adjacent property.
Director of Community Development Decision: I concur with the recommendations of the
DRC to issue the Setback Permit and, as allowed for in Section 1013.05 of the City Code, make
the DRC recommendation a condition of approval.
Because the City has received statements of support from the immediate neighbors, the appeal
period will be waived; therefore the Setback Permit is immediately effective, and a building
permit may now be issued pursuant to approval of the building plans by the Building Officials.
Should you have any questions or comments, please do not hesitate to call me at 651-792-7071.
Sincerely,
CITY OF ROSEVILLE
John Stark
Director of Community Development
CC: Gerry Proulx
City of Roseville Community Development Department
2660 Civic Center Drive •:• Roseville, Minnesota 55113
651-792-ROSE ti• TDD 651-792-7399 •:• www.ci.roseville.mn.us
