� <br />REQUEST FOR VARIANCE BOARD ACTION <br />DATE: I 1 /O 1 /06 <br />ITEM NO: 4a <br />Department Approval: <br />BL/TRP <br />Agenda Section: <br />PUBLIC HEARINGS <br />Item Description: Hoa and Ann Tran seek a VARIANCE to §1004 (Residential Districts) <br />to allow the expansion of the principal structure into the required front <br />yard setback at 296 South McCarrons Boulevard (PF3795). <br />1.0 REQUESTED ACTION: <br />1.1 Mr. and Mrs. Tran seek a variance to § 1004 (Residential Districts) of the City Code to <br />allow the expansion of the principal structure (i.e., the tuck-under garage with living area <br />above) toward the front property line in order to reduce the steepness of the slope <br />between the street and their garage. The proposed addition would extend to a distance of <br />about 14 feet from the front property line. <br />2.0 <br />2.1 <br />3.0 <br />PROJECT REVIEW HISTORY <br />• Application submitted and determined complete: October 11, 2006. <br />• Sixty-day review deadline: December 8, 2006. <br />• Project report recommendation: November 1, 2006. <br />• Anticipated Variance Board action: November 1, 2006. <br />SUMMARY OF RECOMMENDATION: <br />The Planning Division recommends approval of the requested VARIANCE to § 1004 <br />(Residential Districts).
