1015.O1B Rezoning Application — Application <br />Application; Property Certificate: Any person owning real estate in the city may <br />file an application with the city manager in the form of a written request or <br />petition to rezone petitioner's real estate or such real estate abutting thereto. The <br />application shall be accompanied by an abstractor's certified property certificate <br />showing the property owners within 500 feet of the outer boundaries of the land <br />proposed to be rezoned. The city manager shall refer such written application <br />together with abstractor's certified property certificate to the City Council. <br />1016.27 Shoreland, Wetland, and Storm Water Management — Application <br />Application: An application for an amendment shall be filed with the zoning <br />administrator. All applications for changes in the boundaries of the zoning district <br />which are initiated by the petition of the owner or owners of the property, the <br />zoning of which is proposed to be changed, shall be accomplished by a map or <br />plat showing the lands proposed to be changed and all lands within five hundred <br />feet (500') of the boundaries of the property proposed to be rezoned, together with <br />a certificate of abstract showing the names of registered property owners within <br />500 feet. <br />1102.O1B Plat Procedures — Submission; Filing <br />Four (4) copies of the preliminary plat shall be filed with the Community <br />Development Director prior to the regular Planning Commission meeting at which <br />the plat is to be considered, together with the filing fee and an abstractor's <br />certiiied property certificate showing the property owners within 500 feet of the <br />outer boundary of proposed subdivision. <br />1104.04E Platting Variations and Minor Subdivisions — Three Parcel Minor <br />Subdivision <br />Three Parcel Minor Subdivision: When a subdivision creates a total of three (3) or <br />less parcels, situated in an area where public utilities and street rights of way to <br />serve the proposed parcels already exist in accordance with City codes, and no <br />further utility or street extensions are necessary, and the new parcels meet or <br />exceed the size requirements of the zoning code, the applicant may apply for a <br />minor subdivision approval. The proposed subdivision, in sketch plan form, shall <br />be submitted to the City Council at a public hearing with notice provided to all <br />property owners within 500 feet. The proposed parcels shall not cause any portion <br />of the existing lots, parcels, or existing buildings to be in violation of this <br />regulation or the zoning code. Within thirty (30) days after approval by the City <br />Council, the applicant shall supply the final survey to the Community <br />Development Director for review and approval. A certificate of survey shall be <br />required on all proposed parcels. After completion of the review and approval by <br />the City Manager, the survey shall be recorded by the applicant with the Ramsey <br />
