..► <br />�� <br />� <br />� <br />� <br />March 26, 2010 <br />Brad Oren <br />375 South Owasso Boulevard <br />Roseville, MN 55113 <br />RE: Parcel Consolidation sketch plan approval <br />Dear Mr. Oren, <br />.� <br />The Community Development Director and City Manager have reviewed and conceptually <br />approved your proposed consolidation of the parcels addressed as 367 and 375 South Owasso <br />Boulevard with certain conditions specified below. The enclosed site plan is meant to illustrate <br />some of the outstanding issues. <br />• City staff is unclear about the legal location of the lake-side property line. The original <br />plat appeared to indicate that the lots extended from the front property line to the <br />lakeshore, but side property lines of the same length don't appear reach the shoreline on <br />current parcel maps; your surveyor will have to determine the legal locadon of the <br />lake-side property line. <br />• Section 1103.04 of the City Code requires the dedication of 6-foot wide <br />utility/drainage easements along the side property lines; these required easements are <br />indicated on the enclosed site plan. <br />• City records indicate that water and sanitary sewer connections serving 367 South <br />Owasso Boulevard also once served the property at 365 South Owasso Boulevard. If <br />those connections haven't yet been capped off, the extraneous sewer and water <br />services will have to be capped as part of the demolition of the existing buildings <br />that will be removed from the property. <br />• Although no existing buildings need to be demolished prior to the consolidation of the <br />parcels, a schedule of your demolition and building plans would be helpful information. <br />Please submit an estimated development schedule with the final survey. <br />Once the formal survey has been prepared consistent with the enclosed site plan and these <br />comments, submit it within 30 days along with the revised legal description and any necessary <br />Quit Claim or Warranty deeds so that City staff can verify that the requirements have been <br />satisfied; then you'll have another 60 days to file the verified documents with the Ramsey <br />County Recorder. <br />Should you have any questions or comments, please do not hesitate to call me at 651-792-7073 <br />Sincerely, <br />CITY OF ROSEVILLE <br />Bryan Lloyd <br />,� Associate Planner <br />City of Roseville Community Development Department <br />2660 Civic Center Drive ❖ Roseville, Minnesota 55113 <br />651-792-7005 : www.ci.rosevillemn.us/development <br />
