Attachment C <br />We have paid for and submitted professional plans that would allow us to address the pmblems <br />stated. The plans catl for a laundry room addition which would extend about eight feet into the <br />current garage and extending the current garage to the south eight feet. This would allow us to <br />keep the curtent drain system and water supply from the laundry room and correct the vent <br />system by moving the vent to a side wall and venting only six to eight feet instead of forty plus <br />feet. <br />The garage floor would be removed and footings would be extended to the south and east to stop <br />the sinking of the garage floor as well as water intrusion in the basement due to the standing <br />water inside the garage. Extending the garage to the east by 10 feet would create and additional <br />third stall and correct the grading problem by leaving only eleven feet +/- to We slope to the east <br />where the city sewer and curb and gutter can be utilized. Current building regulations do not <br />allow for this repair due to the proximity to the street. We request a variance to the current <br />regularion. <br />This garage and laundry room addition would not adversely affect any neighbor or views. To the <br />immediate east is a vacant lot. To the north, the neighbor would not be affected as the front of <br />the home would extend beyond the proposed gatage addition. The traffic along the corner of <br />Judith Avenue and Aglen Sireet would not be impeded by view or obstructed in any way. <br />This addition would also allow us to circumvent soon to be problems with storage and car <br />storage. The current car storage allows for only two cars. Within the next three years, our family <br />will have an additional driver and one more driver two years after that. The neighborhood is <br />growing and current has six teenage drivers and in the next Uuee years the number will reach <br />twenty teenage drivers. Street pazking and car storage is a problem. The gazage will also ailow <br />for storage of items cutrently kept in the back yard in plain view of neighbors to the north. <br />We aze asking for the approval knowing that the current Supreme Court niling limits such <br />additions. We are fully aware that this wil! not only enhance our properties value, it will increase <br />ow tax burden. The addition will also include updating the exterior of the home with a new roof <br />and roof line as well as siding creating improved curb appeal. It is our hope and desire that this <br />plan and cost not only cures the problems causing us from enjoying our property, it will also <br />relieve the stress and costs for the next buyer to enjoy. The variance if granted would still leave <br />an east side yard of 31 feet from the proposed garage to the edge of the lawn and from the south <br />portion of the garage, the yard and drive space would be 39 feet to the south remaining.
