The Plan designates this property B- <br />Business. The existing zoning for the property is R1 Single Family Residential. We are <br />requesting to rezone the property to B3 Community Business. The B3 zoning matches <br />the zoning of the adjacent property along Rice Street. <br />We are currently redeveloping the property to the north of this site into a new Walgreens <br />Pharmacy. The property to the south of the parcels being redeveloped has a split zoning, <br />R1 and B3. We are getting a number of parties showing interest in this property but their <br />interest becomes limited when they learn about the split zoning. <br />We would request this rezoning to bring this property into compliance with the <br />Comprehensive Plan and allow us to present this as a uniform zoning. <br />
